What is the Cost Inflation Index (CII) in Indian Income Tax?
The Cost Inflation Index (CII) is an official metric notified annually by the Central Board of Direct Taxes (CBDT) under Section 48 of the Income Tax Act to adjust the purchase price of long-term capital assets (real estate, gold) for inflation over the holding period.
What is the base year for the Cost Inflation Index?
The base year for CII is FY 2001-02, which is assigned a base index value of 100. Any property acquired before 1st April 2001 can adopt its Fair Market Value (FMV) as of April 1, 2001 as its base acquisition cost.
What is the CII formula for Indexed Cost of Acquisition (ICOA)?
Formula: Indexed Cost of Acquisition = Original Purchase Price × (CII of the Year of Sale / CII of the Year of Purchase).
What is the latest CII value for FY 2024-25 (AY 2025-26)?
The CBDT notified the Cost Inflation Index for the Financial Year 2024-25 as 363 (up from 348 in FY 2023-24).

Yes! For properties purchased before 23rd July 2024, taxpayers have the statutory option to pay either 20% tax with indexation benefit OR 12.5% tax without indexation, whichever generates the lower tax liability.

Following amendments in Finance Act 2023 and Budget 2024, indexation benefits have been removed for unlisted debt mutual funds and specified financial assets.
